Tipitapa lies just northeast of Managua on the Tipitapa River, the watercourse that connects Lake Managua with Lake Nicaragua. On a map the river winds through the town's low, flat land, and the built-up area spreads outward along the main roads that link it to the capital and the east of the country.
The town has long been known for its thermal springs, and it has grown steadily as part of the wider Managua area. Its streets form a broad, fairly regular pattern, loosening into farmland and wetland towards the lakeshores.
