Banstead sits on high ground in Surrey, on the northern slope of the North Downs, just beyond the southern edge of Greater London. It has kept the feel of a village centred on a single high street, although houses now extend in every direction along curving suburban roads and quiet closes.
What makes the map distinctive is the open land. Banstead Downs and the surrounding commons create wide unbuilt areas of chalk grassland and woodland, and Epsom Downs, home of the racecourse where the Derby is run, lies just to the southwest. The result is a town with no hard outer boundary, where housing meets open ground in irregular, soft edges.
