Yaita lies in the north of Tochigi Prefecture, on the plain that runs up towards the Nasu area. Its built-up core follows a long, narrow line along the railway and the historic north road, with houses and shops lining the route. Beyond that spine, the map opens into regular rice paddies and scattered hamlets.
The town sits on the Tōhoku Main Line and close to the Tōhoku Expressway, linking it to Utsunomiya and Tokyo to the south. Hills rise to the west, and the surrounding farmland gives the area a strongly rural character typical of northern Kantō.
