Eshtehārd lies in Alborz Province, on the broad plain west of Karaj and south of the Alborz mountains. The land here is flat and dry. From above, the town has a clear geometry: straight roads, rectangular blocks and a compact centre, all set on open ground that stretches toward the horizon.
The town is known for its large industrial estate, one of several built to take industry out of the Tehran–Karaj area. On a map, the industrial zone looks very different from the residential streets. It has long, wide plots, service roads laid out at regular intervals and large buildings, all at a much bigger scale than the older town.
Outside the built-up area, roads and field boundaries run across the plain in long straight lines, with occasional green patches where farming depends on irrigation.
