Kayan lies in the eastern part of Yangon Region, on the low, level plain east of the city of Yangon. Seen from above, the town is a modest cluster of streets surrounded by wide agricultural ground. Waterways thread through the fields, and roads lead out toward neighbouring townships. The absence of hills gives the map an even, horizontal calm.
Like many towns in lower Myanmar, Kayan grew as a local centre for the surrounding farming villages, and that relationship is visible on a map. There is a denser core where roads meet, then a gradual thinning into scattered settlements and cultivated land. Channels and creeks cut across the plain, a reminder of how much water shapes this part of the country.
