Eshtehārd lies in Alborz Province, on the broad plain west of Karaj and south of the Alborz mountains. The land here is flat and dry. From above, the town has a clear geometry: straight roads, rectangular blocks and a compact centre, all set on open ground that stretches toward the horizon.
The town is known for its large industrial estate, one of several built to take industry out of the Tehran–Karaj area. On a map, the industrial zone looks very different from the residential streets.
